Only a lab test can tell you for sure. Your photo helps us send the right kit.
Most price pages give you one number and a sales pitch. This one gives you the real range for each way of testing, from prices we saw on UK sellers' own pages on 22 and 23 October 2026. We sell a kit ourselves, so our price is here too, clearly marked. Prices change, so always check the seller's page before you buy.
The short answer
- A home test kit with protective kit and one lab sample: usually about £30 to £55. Several of the best-known kit sellers charge £44.99 to £49.95.
- Each extra sample: usually £10 to £15.
- A sample-only kit (no protective kit): about £20 to £40.
- A surveyor visiting to take samples: one firm we checked starts from £125 plus VAT.
- A full asbestos survey of a house: one 2026 UK guide puts a typical 2 to 3 bedroom management survey at £200 to £260, and a refurbishment survey at £300 to £500 or more.
Every option, side by side

| Sample-only kit | £20 to £39.95 | Bags, instructions and the lab fee, without protective kit | People who already have the right protective kit |
| A lab testing a sample directly | From about £10 plus VAT to £54 a sample, depending on the lab and speed | Analysis only | People who know how to take and pack a sample properly |
| Surveyor sampling visit | From about £125 plus VAT at one firm | A trained person takes the samples for you | Anything you shouldn't sample yourself, or if you'd rather not |
| Management survey | About £150 to £500, typically £200 to £260 for 2 to 3 bedrooms | A survey of the home, with samples and a written report | Landlords, flats' shared areas, whole-house peace of mind |
| Refurbishment survey | About £300 to £500 or more | A more intrusive survey of the areas to be worked on | Major building work |
A few things to check on any price:
- VAT. Some sellers and labs show prices without VAT. Add 20% to compare like with like.
- What "one sample" covers. It's one material from one area. Most people need more than one. See below.
- What the protective kit contains. HSE says a "dust mask" is useless for asbestos work. Look for a respirator to the FFP3 standard.
Why textured coatings can cost more to test
One laboratory's published price list, seen in October 2026, charges about double for textured coatings such as Artex compared with other materials: about £21 to £22 plus VAT, against about £10 to £10.50. The list doesn't say why. HSE's survey guide may explain part of it: it says very fine asbestos in textured plasters, paints and vinyl tiles can be hard for labs to find, so these materials need extra care.
How many samples you'll actually need
This is where costs creep up, or where people waste money. The rule is one sample for each different material, colour or area. HSE's survey guide says to take one sample from floor tiles of each type or colour. Ceilings textured at different times count separately. A tile and the black adhesive under it can be different materials.
Three examples, using our own price of £44.99 with one sample and £12 for each extra:
Downlights in one kitchen ceiling. One textured ceiling, done all at once. One sample: £44.99.
A kitchen and hall refresh. The lounge and hall ceilings were textured at different times, and you're lifting old kitchen tiles. That's two ceilings, the tiles and the adhesive: four samples, £44.99 + 3 × £12 = £80.99.
An old garage roof. You can't reach a sheet edge from the ground. Don't sample it. A surveyor's visit is the right buy here, even though it costs more, because nobody should climb on a cement roof.
Our free photo check is there so you buy the right number of samples, not more and not fewer.
When a survey is better value than a kit
A kit is the cheaper choice for one or two materials that are safe to sample at home. A survey is the better buy when:
- You're a landlord with a duty to manage asbestos in a building's shared parts, or you're sampling as part of your work. A kit isn't a survey and won't meet those duties. See renting and asbestos.
- You're planning major building work. Your builder may ask for a refurbishment survey.
- The material is on our "never" list: lagging, sprayed coatings, loose fill, insulation board, damaged material, or a roof. See should you sample it yourself?
- You want the whole home checked, not just one material.
HSE says asbestos surveys should only be carried out by competent surveyors. It strongly recommends using surveyors accredited to the standard ISO 17020.
What we charge
- £44.99 for a kit with one lab sample.
- £12 for each extra sample.
- Your sample will be analysed by a UKAS-accredited laboratory, named on every certificate.
- Kits are launching soon. The photo check is free and open now.
We don't publish a time for results yet. We won't promise one until the laboratory has confirmed it to us in writing.
Beyond testing: removal and disposal
Testing is usually the smallest cost. If asbestos is found and has to go, removal is quoted job by job. Get more than one quote.
Getting rid of small amounts of cement asbestos from a home varies by council. Three examples from council pages seen in October 2026:
- Cardiff: a free kerbside collection for a small amount, in one council-supplied sack.
- Bristol: Bristol Waste lists £11 a bag or sheet at its recycling centres.
- Belfast: a free collection of up to 120 kg of cement-based asbestos, once a year.
Check your own council's website. Rules, limits and prices differ.
- Start the free photo check. Tell us what you're planning, and we'll suggest how many samples you need, and whether a kit is the right choice at all.
- Only the lab can say what a material is. Kits are launching soon, and every sample will be analysed by a UKAS-accredited laboratory, named on every certificate.
Questions people ask
How much does an asbestos test cost in the UK?
A home kit with protective kit and one lab sample usually costs about £30 to £55, with extra samples at £10 to £15 each. A surveyor visiting to take samples costs more, from about £125 plus VAT at one firm we checked. A full house survey usually runs to a few hundred pounds.
Is a home kit cheaper than a surveyor?
Usually, for one or two materials. A kit costs tens of pounds, while a surveyor's visit or survey costs more. But a kit is only the right choice for materials that are safe to sample at home, such as intact textured coatings, floor tiles and cement within reach.
Why can Artex cost more to test?
Some laboratories charge more for textured coatings. One published price list we saw charges about double, without saying why. HSE's survey guide notes that very fine asbestos in textured coatings can be hard for labs to find, which may be part of the reason.
Do I need a full asbestos survey?
Not usually, if you just want to know about one ceiling or floor before a small job. You're more likely to need one if you're a landlord with shared areas to manage, you're planning major building work, or the material shouldn't be sampled at home.
Are there hidden costs?
The usual ones are VAT, if a price is shown without it, and extra samples, if you need more than one. Check what the protective kit includes, too: a plain dust mask isn't enough for asbestos.
